These Terms & Conditions apply to services provided by Property Views.

By booking a Property Views consultation, you agree to these terms.

1. About Property Views

Property Views provides independent, practical property viewing advice to prospective residential property buyers.

The service is based on extensive practical experience in domestic building, refurbishment and property improvement.

2. The Service

Property Views may attend a residential property viewing with you and provide practical observations and advice regarding matters such as:

  • The visible condition of the property

  • Visible defects or areas of concern

  • Potential structural concerns that may require further investigation

  • General repair and maintenance requirements

  • Refurbishment and renovation possibilities

  • Potential alterations, extensions or layout changes

  • Approximate building or renovation costs

  • Other practical considerations relating to the property

The advice provided is based on what can reasonably be observed during the viewing and on the information available at the time.

3. This Is Not a Property Survey

Property Views does not provide a building survey, structural survey, RICS Home Survey, valuation, mortgage valuation or structural engineer's report.

The service does not replace professional advice from a chartered surveyor, structural engineer, architect, solicitor, electrician, gas engineer, drainage specialist or other appropriately qualified professional where such advice is required.

If an issue appears to require specialist investigation, Property Views may recommend that you obtain further professional advice before proceeding with a purchase.

4. Visual Inspection

The consultation is primarily a visual assessment.

Property Views will not normally:

  • Open up walls, floors or ceilings

  • Lift carpets or floor coverings

  • Move heavy furniture

  • Carry out destructive testing

  • Test electrical installations

  • Test gas appliances or heating systems

  • Carry out drainage surveys

  • Inspect inaccessible roof spaces or other inaccessible areas

  • Confirm whether alterations have planning permission or Building Regulations approval

Some defects may be hidden, concealed, intermittent or impossible to identify during an ordinary property viewing.

Property Views cannot guarantee that every defect or problem affecting a property will be identified.

5. Building Cost Estimates

Any costs discussed for repairs, alterations, extensions or refurbishment are approximate estimates intended to help you understand the likely scale of expenditure.

Actual costs can vary depending on factors including:

  • The final specification

  • Materials selected

  • Labour costs

  • Site conditions

  • Access

  • Structural requirements

  • Professional fees

  • Planning requirements

  • Building Regulations requirements

  • Market conditions

  • Defects discovered once work begins

Any estimate provided should therefore be treated as guidance rather than a fixed quotation.

6. Planning and Development Potential

Property Views may discuss the apparent potential for extensions, loft conversions, alterations or other improvements.

This does not constitute planning advice or confirmation that planning permission, permitted development rights, Building Regulations approval or any other consent will be granted.

You should obtain appropriate professional and local authority advice before relying on any proposed development or alteration.

7. Your Property Purchase

The decision whether to:

  • Make an offer

  • Change an offer

  • Withdraw an offer

  • Purchase a property

  • Carry out building work

remains entirely yours.

Property Views provides information and practical opinion to assist your decision-making but does not make purchasing decisions on your behalf.

You should also consider the advice provided by your solicitor, surveyor, lender and other professional advisers.

8. Property Access

You are responsible for arranging permission for Property Views to attend the property.

The estate agent, seller or other relevant person should be informed where necessary that Property Views will accompany you during the viewing.

Property Views cannot be responsible if access to all or part of a property is refused or unavailable.

9. Booking and Payment

Bookings are subject to availability.

The price applicable to your consultation will be the price displayed or agreed when you make your booking.

Payment may be required in advance to confirm your appointment.

Your booking is not confirmed until any required payment has been received and the appointment has been accepted by Property Views.

10. Property Search Packages

Where a package includes multiple property viewings, the number of included viewings and any applicable time period will be stated when you purchase the package.

Packages are for the customer who purchased them and may not normally be transferred to another person without prior agreement.

Unused appointments have no cash value except where you have a legal right to a refund.

11. Cancellations and Rescheduling

If you need to cancel or rearrange a viewing, please contact Property Views as soon as possible.

Where reasonable notice is provided, Property Views will normally try to rearrange the appointment.

Where a cancellation is made at very short notice and Property Views has already committed time or incurred reasonable costs in connection with the appointment, an appropriate charge may apply.

Any cancellation charge will be reasonable and will reflect the circumstances and costs actually incurred.

Nothing in these terms affects your statutory cancellation rights.

12. Online and Distance Bookings

If you are a consumer and book the service online, by telephone or otherwise at a distance, you may have a legal right to cancel the contract within 14 days without giving a reason.

If you ask Property Views to provide the service during this 14-day cancellation period, you expressly request that the service begins before the cancellation period has expired.

If the service has been fully performed following your express request, your right to cancel may end once the service has been completed.

If you cancel after requesting that the service starts during the cancellation period, you may be required to pay a reasonable amount for services already supplied.

13. Cancellation by Property Views

Occasionally Property Views may need to cancel or rearrange an appointment due to illness, emergency, travel disruption or circumstances outside reasonable control.

Where this happens, you will be offered a suitable alternative appointment where possible.

If an appropriate alternative cannot be arranged, any payment relating to the cancelled service will be refunded.

14. Responsibility and Liability

Property Views will provide the service with reasonable care and skill.

Property Views is responsible for losses that are a reasonably foreseeable consequence of failing to provide the service with reasonable care and skill.

However, Property Views is not responsible for losses caused by:

  • Defects that could not reasonably have been identified during the viewing

  • Areas of the property that were inaccessible or concealed

  • Incorrect or incomplete information supplied by third parties

  • Changes to the property after the viewing

  • A customer's decision not to obtain recommended specialist advice

  • Differences between approximate cost guidance and actual quotations subsequently obtained

Nothing in these Terms & Conditions excludes or limits any liability that cannot legally be excluded or limited.

Nothing in these terms affects your statutory rights as a consumer.

15. Information Provided by Estate Agents and Sellers

Property Views may refer to property particulars, estate agent information, statements made by sellers or other information supplied by third parties.

Unless specifically stated otherwise, Property Views does not independently verify that information and cannot guarantee its accuracy.

Your solicitor or conveyancer should verify legal matters relating to the property.

16. Photographs and Notes

Property Views may take photographs or notes during a viewing where permitted and where reasonably necessary to provide the service.

Any personal information collected will be handled in accordance with our Privacy Policy.

17. Complaints

If you are unhappy with any aspect of the service, please contact Property Views as soon as possible so that we have an opportunity to investigate and resolve the matter.

19. Changes to These Terms

Property Views may update these Terms & Conditions from time to time.

The terms applicable to your booking will normally be those in force when your booking is made.

20. Governing Law

These Terms & Conditions are governed by the laws of England and Wales.

If you are a consumer, you retain any rights you may have under applicable consumer protection law.
